- Prepare exchange documents in a timely manner that simplify the process and clearly establish the exchange.
- Eliminate the risk of constructive receipt, thereby protecting the tax deferred status of the exchange.
- Coordinate closings with escrow companies, realtors, attorneys and tax advisors.
- Review all closing documents with regard to the exchange.
- Assist with identification of Replacement Property.
- Provide written and/or phone reminders of 45th and 180th day deadlines.
- Insure the security of exchange funds through FDIC qualified escrow accounts.
- Errors and Omission insurance.
- Prepare exchange documents/instructions and provide to escrow for proper preparation of closing documents for the disposition and acquisition of exchange properties.
- Management and disbursement of exchange funds.
- Preparation of final exchange closing statement and close out documents.
